Know your eligibility before you shop for a home
Lenders weigh income stability, existing EMIs, credit score, and employment type before quoting a loan amount. Salaried applicants typically get faster approvals, while self-employed buyers should have at least two years of audited financials ready. Check your eligibility with a calculator before you start visiting properties — not after you've fallen in love with one.
Compare more than just the interest rate
A slightly lower rate can be wiped out by a higher processing fee, a prepayment penalty, or a rigid tenure. Ask every lender for the full cost breakdown — processing fee, legal and technical valuation charges, and prepayment terms — before comparing headline rates against each other.
Documentation that speeds up approval
Keep KYC documents, the last six months of bank statements, salary slips or ITR filings, and the property's title documents ready in one folder. Incomplete documentation is the single biggest cause of delayed disbursals.
Use the tools before you commit
Every property listing on ELOKA Realty includes an EMI and mortgage eligibility calculator, and the Home Loans hub lets you compare rates across lenders side by side before you apply.

Wish I'd read the part about processing fees before I signed with my bank. Switching lenders now just to avoid the prepayment penalty.
The eligibility calculator on the property page saved me a wasted site visit — found out I needed a co-applicant before I even called the agent.
